It would be nice to have the ability to apply a portfolio loan to multiple properties. Currently I’m calculating each month how much each property is against the loan and right now my cash flow is not working & I can only assume it’s due to the mortgage as I have my other expenses listed.

This is the same feature I need. I have four properties that are wrapped under two loans. One loan is a commercial bank loan. The other is technically an unsecured personal loan that I used as a down payment but I track it as being against these properties.
I just found out about this site a couple of days ago and finished uploading all of our properties a few minutes ago. This feature would really help me decide to get rid of the excel sheet that I am currently tracking everything on.

This is the exact issue I’m currently struggling with. I have 8 multifamily properties under 1 portfolio of 1 mortgage, trying to manually get the info in seems not doable. Will you guys be implementing this feature any time soon?

We came here looking for this feature as well. We currently have two duplex properties under one commercial portfolio loan. The properties were assessed at different values so splitting the loan payments 50:50 does not seem appropriate. Getting a better handle on our numbers is a prerequisite to our expanding.

Agreed. And vote for portfolio loan feature. Have used STESSA only for a few months so most assured I am not completely utilizing all features available. Currently we take the portfolio mortgage payment (and insurance premiums which are a portfolio binder) and use the “SPLIT” feature.
Also - due to the portfolio mortgage - if I understand correctly - I will need to manually split up the mortgage between properties and “create” a mortgage for each property. Not a huge task - actually pretty good on our end due to if we sell one property out of the portfolio - our bank will adjust the loan - this gives us a good view as to where we are on each property.
Side Note - It would be nice if you could input the splits needed and then these preferences/SPLITS could be saved and would automatically split each month. Great app for us thus far.

We need this feature! Idk why most rental/investment software doesn’t have this. Pretty normal situation and would be great to have accurate Loan information and cash flow 90% of my 40 unit portfolio is some how tied to one another so would be a great feature to have accurate numbers.

I need a portfolio loan solution as well. Similar to your situation, I have 2 portfolio loans on a total of 14 doors. Have you gotten any help in figuring out the best way to handle this? Right now I have just ignored the loans, but that’s a bad solution and the loan payments which I do include every month ruin the accounting. I like the concept of Stessa, but it’s mess right now.

Unfortunately I haven’t come up with a good solution yet. I have been ignoring that portion as well. I’m hoping they come out with a feature for it. I think Stessa is great for the set up but if they don’t I will have to look for another system which I haven’t found one that has this feature which I find Weird being portfolio loans are a pretty common practice.

Agree with this feature request. Most of my loans aren’t against a single property.
