Cash on cash metric

Haven’t seen the ROE calculator yet.
This would comprise the following:
Numerator = Net Cash Flow + Depreciation write off + annual Appreciation Note: Annual Appreciation will be different in each market. Could we assign an appreciation rate to our individual properties?
Denominator = Current Market Value - (outstanding debt + cost of sale) I normally consider the cost of sale 8% of the sale price.

Very interested in seeing a comparable ROE tracking metric on the dashboard like we have for CoC

There is only the trailing 12 months cash on cash but not an overall cash on cash, which is frustrating
