Regarding late fee calculation …
Assume rent is $1000/mo and the late fee is 5% by the 7th. If nothing is paid, I expect the late fee to be $50. Stessa does this fine.
Now consider the other case where the tenant pays $900 of the rent by the 7th (because partial payments are allowed), they only owe $100 rent, so on the 7th the late fee should be 5% of the $100 or $5. I like this because tenants pay what they are able to as soon as possible.
Instead stessa charges the 5% on the whole rent resulting in a $50 late fee, which isn’t fair to the tenant who already paid 90% of their rent.
Suggestion: if the partial rent allowed option is selected, AND if a new setting “prorate late fee to remaining balance” is enabled, then compute the late fee this way. Otherwise it’s exactly the same as it is now.
