I would like to suggest that Stessa adds an e-signature feature for leases and all tenant paperwork!
As a landlord, I would like to upload my lease documents into Stessa and send them to the tenant for review and signature. This would allow me as a landlord to control the forms I use as well as complete and sign the forms from within Stessa. This would eliminate the need for tenants to figure out if they should print & sign the lease, try to use a program like Adobe to fill&sign, etc.
