How about a function to add “Target Rent” for a Property? This would allow the proforma numbers, especially those in percentages to flow through the proforma cash flow. This may depend on how you use your proforma function. I use it to see what my portfolio should be returning if everyone home was hitting my realistic targets, including vacancy and R&M.

Yeah a forecasting function would be great. I actually thought once I fill out the proforma section it would do that.
Adding metrics based on averages such as a rolling three month average cashflow would be useful. Nice to know how much each property is generating on average.
